The Residence at Selleck’s Woods | Darien, CT

Preconstruction and construction management services for the adaptive reuse of an existing office building to provide15 IL, 63 AL, and 27 memory care apartments. 

Wohlsen deployed its team of expertise to ensure the highest quality and timely delivery of the project. As a result, the strength of the project team was able to achieve all key milestones, meet deadlines and exceed client expectations. The path to substantial completion, including critical inspections and approvals such as the CT State Personal Care Licensing Inspection, was achieved via the most efficient manner and timeline. Team leadership was proud to have avoided any delays or the need for a costly re-inspection process.

Cargill Falls Mill | Putnam, CT

Lofts at Cargill Falls Mill is a renovation project consisting of old mill buildings located in the heart of Putnam. The buildings were redesigned into studio, one and two bedroom apartments for a total of 82 residential units and over 30,000 sf commercial and office space.

The owner, Leanne Parker, worked with a strong, experienced development team to overcome many obstacles and challenges in the development of this project. Haynes Construction worked with the owner and development team to overcome many obstacles and challenges that arose during construction to keep the project moving forward and bring it to completion.

Village at Park River | Hartford, CT

The Village at Park River formally known as Westbrook Village is a 75-unit mixed income housing project comprised of 6 buildings constructed to passive house standards and certification. This is the third project, developer Pennrose, architect WRT, structural engineer MacIntosh, mechanical engineer McHugh, and Haynes Construction completed. 

The development that which when complete will encompass nearly 430 residential units and potentially a retail development. Phase two was completed in January of 2021 and phase 3 is currently underway with the community building starting early Spring. Phase 4 is currently in funding approval and if awarded will begin late 2021.

St. Michael Church | Pawcatuck, CT

The landmark St. Michael Church, built in 1861, received a major multi-phased restoration and renovation four years after being declared structurally unsound. The structure was carefully dismantled piece-by-piece and re-built on the original foundation with a historically sensitive design based on the earliest known photograph taken in 1911. New heavy timber trusses, visible and consistent with the architecture of St. Michael’s, replaced the old roof structure. A true collaborative effort from the beginning, the team successfully navigated the challenging schedule and budget while ensuring meticulous attention to every detail, including the sealing of the altar during the Mass of Dedication.

Sacred Heart University Community Theatre | Fairfield, CT

The renovation of the century-old Fairfield Community Theater (now Sacred Heart University CommunityTheatre) has created a vibrant community and educational asset. What began as a “white box” renovation tosave the deteriorating building became a full-fledged, custom fit-out at mid-point in construction when Sacred Heart University became the tenant. The project team quickly pivoted and brought the University’s facilities and theater department staff into the mix. Together, the team re-focused on re-designing and retrofitting the building to meet multi-media and theatre performance criteria, integrating critical input from MEP trades and others to quickly move forward.

Westport Weston Family Y – Phase 2 | Westport, CT

The Westport Weston Family Y Phase 2 project was the second ‘go around’ for this Project Team. Based on the successful completion of WWFY Phase One (Bedford Family Center), The YMCA and Zubatkin Owners Representation decided to bring back the same personnel to capitalize on an already streamlined design to construction workflow. With the process already established before construction started, our Project Team was ready to meet WWFY’s expectations and complete a 22,000 sq. ft addition and major camp overall without disrupting any of the YMCA’s ongoing activates. 

With the additional challenges from COVID-19, our WWFY Project Team was able to complete the project ahead of schedule, under budget and with zero recordable injuries.

Connecticut State Office Building | Hartford, CT

Located in Hartford’s historic district, the 350,000-SF, $205M Connecticut State Office Building restoration and renovation project transformed the 1931-era facility into a state-of-the-art workplace for nearly 900 state employees. Along with a complete gut and renovation, the scope included the construction of an adjacent 1,000-car parking garage. Agility and cohesiveness were key drivers of the Gilbane/Amenta Emma/Skanska project team’s success, as they overcame unforeseen environmental challenges by pivoting their approach and re-evaluating sequences, all while developing early-release packages to begin construction in tandem with design development. This coordinated and innovative team effort ensured schedule and budget adherence and client satisfaction.

Indian Spring Pond Dam Water Transmission Main Replacement | Greenwich, CT

Success of an infrastructure project isn’t achieved by simply designing a technical solution. It’s also a matter of successfully implementing the solution consistent with the vision of its stakeholders, no matter the challenges. 

Indian Spring Pond Dam was a 1920s era dam that did not meet modern dam safety standards. So, it needed to be rebuilt – a simple matter of design and construction. However, a critical water transmission main, which could not be shut down, was in the way. Herein lies a tale of two projects in a beautiful forest. The outcome is a testament to the value of collaboration.

10 Middle Street | Bridgeport, CT

Teamwork. How do you replace all windows on a downtown18 story, occupied building, that sits on an operable parking garage with essential 24/7 ATM? That has an inaccessible, cantilevered penthouse needing structural repairs? Whose old windows are booby-trapped with hazmat-laden caulk? With inhabitants on the inside who must function in a construction site, hoping for quiet, clean peace? And workers on the outside who must be kept safe, even when the wind blows, summer’s heat is intense, or other contractors are nearby? Then a pandemicchanges everything? The Babbidge Construction-led team transformed 10 Middle Street, Bridgeport with teamwork.

Fair Haven Community Health Clinic | New Haven, CT

Community health centers are trusted institutions providing compassionate care to medically-underserved populations. During the pandemic, Fair Haven Community Health Care became an essential partner to New Haven. Their landmark facility at 374 Grand Avenue became a location for walk-up testing and vaccine distribution. It was also a construction worksite. The project included upgrades 18,000 sq. ft. of occupied space, including exam, lab, pharmacy, and waiting areas. The project team worked together to respond to changing conditions, overcome schedule delays, and address unforeseen challenges to keep the project moving while allowing FHCHC to remain open throughout the public health crisis.

University of New Haven Bergami Center for Science, Technology and Innovation, Buckman Hall and Additional Infrastructure | West Haven, CT

The University of New Haven Bergami Center, Buckman Hall Renovation, and Buckman Utility Structure was a successful 4-year undertaking, from the initial kick-off meeting in the summer of 2016, groundbreaking in October 2018, to the virtual ribbon-cutting and grand opening ceremony in August 2020. This was attainable through our fully engaged project teams, including the University and a cadre of architects, engineers, consultants, a general contractor, and subcontractors. One of the finest learning facilities in the country, the new Bergami Center embodies the University’s commitment to preparing the next generation of leaders and problem-solvers in careers of the future.

Oxford Middle School | Oxford, CT

The Town of Oxford did not have a middle school. That cohort of students was housed in an elementary school that was at capacity and had facilities that were inadequate for their age group. The Town’s vision was to create a three-school campus, siting the new middle school between that overtaxed elementary school and another elementary school. Redistricting plans required a firm opening date of September 4, 2020. Teamwork –skillful management, cooperation among all stake holders and trade partners, frequent communication, notable strategic time-saving approaches and a commitment to work through the pandemic – realized that vision.

Dr. Martin Luther King Jr. Campus | Hartford, CT

The Dr. Martin Luther King, Jr. Campus Project included the renovation, restoration, and revitalization of the original 175,000sf Weaver High school, built in 1922. The team included members from City of Hartford, OSCGR, Downes Construction, JCJ Architecture, and Arcadis/O&G/C&R Program Management working collaboratively from pre-design through closeout. The continuity and positive team culture propelled the project through several challenges including accelerated design and construction schedules, historical designation of the building by Hartford City Council, and COVID-19. The project team overcame these challenges to restore the “Castle on the Hill” and deliver a school worthy of the community’s students.

State Project #103-261 – Rehabilitation of Bridge No. 04746 Sunnyside Street over Yantic River | Norwich, CT

Restoring the historic character of the Sunnyside Street Bridge was a complex endeavor. Funding assistance, obtained through the Connecticut Department of Transportation’s (CTDOT) Federal Local Bridge Program, allowed the City of Norwich to move forward with its rehabilitation. Led by prime consultant, Alfred Benesch & Company(Benesch), and comprised of—liaison engineer, CJM Associates; geotechnical engineer, Freeman Companies; surveyor, Martinez Couch & Associates; materials testing, Independent Materials Testing Laboratories; and contractor, Mattern Construction—the Benesch Team fulfilled the City’s desire to restore the functionally obsolete bridge’s integrity and safety, while preserving its beauty and historic character.

Rehabilitation of Bridge 00196, I-95 Over Route 1 | Branford, CT

The Connecticut Department of Transportation’s project to rehabilitate Bridge 196 on I-95 in Branford andreconstruct its intersection with US Route 1 was perfectly suited to using Accelerated Bridge Construction methodologies, particularly because of the tight working conditions, high traffic volumes on both highways and the density of population and businesses in the immediate area. Even with the COVID-19 pandemic thrown into the mix, a team of 46 stakeholders and constructors, supported by a chain of specialized regional suppliers, adapted to significant changing conditions and safely delivered a well-built project, on the adjusted schedule and budget.
